The handover to the first buyers; the completion of a unique construction project Dedicated to industry, manufacturing, research laboratories, SMEs and the service industry, ESPACE TOURBILLON is the flagship real estate project of Swiss Prime Site Immobilien in the Plan-les-Ouates industrial park. The first stone of ESPACE TOURBILLON was laid on 5 June 2018 in the presence of State Councillor Serge Dal Busco and over 200 guests. Almost two and a half years later, the five properties are now built. The project, involving some 1 900 collaborators over a period of 54 months, is one of the most important developments in Geneva. In a symbolic moment for the project, the keys were handed over to the first buyers on 25 September 2020. The companies Hilderbrand & Cie SA, Norba SA, Niru Group SA, Optitool SAand Rolf Hugli SA can now take occupancy of their offices in building A of ESPACE TOURBILLON, already establishing itself as the benchmark for manufacturing and industry in Plan-les-Ouates. The new occupants will be joined by other leading names of Swiss industry in a few months, most notably the companies Schindlerand Minerg Appelsa. Moreover, in June 2017, buildings C and D were sold to the Hans Wilsdorf Foundation with the aim of bringing together Geneva’s social institutions, namely Pro, Partage, Clair Bois, Trajets and the Centre Social Protestant.
ESPACE TOURBILLON, a project of superlatives Composed of five six-storey buildings, ESPACE TOURBILLON provides 95 000 square metres of floor space available on a rental or full-ownership basis. Boasting its own logistics terminal, the space is perfectly adapted to businesses operating in the industry and technology sectors. Furthermore, this future cradle of industry is situated in a prime location in Plan-les-Ouates and is easily accessible by car and public transport; from 2022, tram 15 (ZIPLO) will stop outside the buildings. The underground logistics terminal, conceived as the site’s backbone, optimises the flow of transported goods between the various buildings. Able to accommodate trucks of up to 40 tonnes, the sub-levels meet the needs of industrial businesses. With over 4.5 metres’ clearance, this floor has been designed to guarantee functional and secure logistics. The upper floors are all fully accessible by lifts with a working capacity of four tonnes. ESPACE TOURBILLON has been developed to effectively respond to its users’ everyday requirements. The buildings are organised around a central pedestrian walkway lined with trees and incorporating attractive terraces. Local amenities such as a supermarket, food court and gym will be located on the ground floor in high arcades with wide bay windows. The aim is to combine high-quality work with ergonomic living spaces, promoting social interaction and community.
A fundamental development for Swiss Prime Site Immobilien in French-speaking Switzerland ESPACE TOURBILLON is one of several projects for Swiss Prime Site Immobilien, a key player in the commercial real estate market in Geneva. Other major projects, such as Alto Pont-Rouge (2023), are currently in development. With 21% of its portfolio invested in major real estate projects in Geneva, Swiss Prime Site Immobilien is actively positioning itself on the property market in French-speaking Switzerland. «The completion of this project is of particular significance to us as it offers a new perspective for businesses operating in industrial and manufacturing sectors and creates synergies between the different areas of activity», confirmed Jean Megow, Head Region West at Swiss Prime Site Immobilien.
