We place great emphasis on environmental, health and safety factors, which are becoming increasingly important in the face of the climate crisis. We design our sites and buildings in accordance with the principles of climate-adapted construction. With our new construction project JED in Schlieren, we are creating a property that represents a counter-concept to high-tech real estate development. JED uses the solid construction method and has especially thick external walls.
In the field of life sciences, start-ups or even established companies will one day be able to begin their research and work at various locations in Switzerland from the first day of the contract. Swiss Prime Site is making this possible through its partnership with Superlab Suisse. The Swiss start-up has set itself the goal of being the first address for life science companies when it comes to offering increasingly rare research and laboratory space. Together with Swiss Prime Site, the young company has developed a concept to roll out a network of sites throughout Switzerland. Superlab Suisse has the necessary know-how and knows the research processes in great detail. Swiss Prime Site has the necessary real estate knowledge and the competence as well as the development resources to contribute the associated «hardware».
So far, Swiss Prime Site and Superlab have identified two suitable locations for the first fully fitted out laboratory and research spaces with accompanying operational services. When finding locations, proximity to existing «clusters» or «ecosystems» in the life sciences sector plays a major role. Based on its history, the Basel region, for example, with its prominent pharmaceutical industry, is extremely well suited. Stücki Park in Basel already houses a laboratory building and a technology park that brings together various start-ups from the life science sector. Another cutting-edge building is planned, featuring laboratory and research space from Superlab Suisse. The second site will be built in Schlieren, near Zurich. A life sciences cluster has evolved on the site of a former railway carriage factory. Next door to this, Swiss Prime Site is planning a modern and remarkably sustainable new construction project on the JED site.
Another example is our new building YOND in Zurich. Completed in 2020 the property offers space for small, medium-sized and large businesses in the service, creative and trade industries, as well as for start-ups. The open building design and communal spaces encourage interaction and collaboration between tenants, fostering synergies and creating a dynamic ecosystem. The site also includes gastronomy and healthcare offerings, everyday goods retailers and a daycare centre.
Messeturm Basel was completely renovated in 2021 according to energy and sustainability aspects. The new office spaces were converted into ecological and healthy office worlds using environmentally friendly pollutant-free materials in accordance with the Cradle to Cradle® principle. For example, the Cradle to Cradle certified wall paint «Airlite» was used and VOC-free (Volatile Organic Compounds) Cradle to Cradle certified cast floors were used in the renovation. This makes it a symbol for contemporary working models today. With numerous shared services and attractive lounges and meeting areas, the glass tower forms its own ecosystem in the middle of the city of Basel. The Cradle to Cradle principle was also applied for the first time in other selected properties. For example, in the Swiss Prime Site offices in the Prime Tower Zurich.
